What is modular construction?

Often referred to as modern methods of construction or MMC, this form of development involves creating a building in sections in a factory before it’s transported to and assembled on site.

Modular construction has broken away from the old image of “prefabs”. These are now very high quality buildings that are revolutionising the entire industry.

Modular construction, the Enlight10d way

Traditional construction has evolved slowly over the past 200 years. At Enlight10, we embrace technology as much as we can. We want people with ideas; with different ways of thinking. We want people who challenge “the way it’s always been done”.

We have five factories at our site on the former RAF Driffield in East Yorkshire, each covering about 3,200 square feet. They’re fully waterproof, well-lit and warm, with bathrooms and comfortable spaces for breaks and lunch.

Our process involves positioning a group of steel frames – typically measuring 3.6m by 12m – next to each other to represent a “floor” or section of a building. We then assemble and install all the electrics, plumbing and ventilation.

Each of the completed frames is transported to site where they’re hoisted into place by a crane and then all the pipes, electrics and so on are connected up by on-site contractors. Our buildings leave our factories with a pre-manufactured value – which assesses how complete they are – of 85%.
